House prices in Portugal increased 7.5% in August, compared to the same period in 2025, with quarterly growth of 0.3%. The value of the square meter settled at 3,207 euros, according to data from the 'idealista' portal published on September 1st.
The highest annual increases were recorded in Faro (18.3%), Guarda (17.6%), Bragança (17.5%), Beja (17.4%) and Portalegre (17.3%), while Lisbon, Porto, Funchal and Faro continue to be the most expensive cities to buy a house, with Lisbon leading with a median price of 6,227 euros per square meter. Castelo Branco remains the cheapest city, with 1,075 euros/m2. Prices rose in all 25 districts and islands analyzed, with the exception of Faial island, which recorded a decrease of 10.1%.
By regions, Centro was where prices rose the most (14.1%), followed by Alentejo (14%) and the Autonomous Region of the Azores (12.4%). The Metropolitan Area of Lisbon, with a median price of 4,457 euros/m2, continues to be the most expensive region to buy a house, while Centro, with 1,773 euros/m2, remains the cheapest region.
