Room prices in shared housing rose only 1% in the second quarter of 2026, compared to the same period last year, according to an analysis by the idealista platform. This stability surprises analysts, considering that the market is under strong pressure.
Demand for rooms grew 27% nationally, while supply fell 11% in the same period. This scenario of significant demand increase combined with a supply reduction would normally lead to a more expressive price increase.
The room market in Portugal thus presents a peculiar dynamic, where the growth in buyer pressure was not reflected in a proportional appreciation of prices. The idealista analysis reveals that owners failed to capitalize on the supply shortage to significantly increase the asking values.
