House rental prices in Portugal rose 4.9% in August, compared to the same month last year, representing the second consecutive month of increases after a first half of the year in decline. According to the idealista price index, renting a house had a median cost of 18.1 euros per square meter at the end of the month. Prices increased in 9 of the 14 district capitals and autonomous regions analyzed.
Alentejo was the second region in the country where rents increased the most, with an annual rise of 11%, surpassed only by the Algarve, which recorded an increase of 22.8%. In the autonomous regions, Madeira rose 10.3% and the Azores 8.8%. The Metropolitan Area of Lisbon, with 7.6%, and the Center, with 4.2%, also recorded increases. Only the North registered a decrease of 6.3% in the last 12 months.
Lisbon continues to be the most expensive city to rent a house, with a median price of 24.5 euros/m2, followed by Porto with 18.6 euros/m2 and Funchal with 17.3 euros/m2. At the regional level, the Metropolitan Area of Lisbon is the most expensive region in the country, with 21.5 euros/m2, followed by the Algarve with 21.3 euros/m2 and the Autonomous Region of Madeira with 16.2 euros/m2. Alentejo has a median price of 11.6 euros/m2, positioning itself as the sixth most expensive region.
