In the district of Viseu, Armamar is the municipality with the highest demand for renting, with a median rent of 650 euros per month, while Sátão leads in demand for buying, with a median price of 127,081 euros. This analysis was conducted by the idealista portal for the second quarter of 2026 and covered the 18 districts of mainland Portugal and the autonomous regions.
At the national level, Albufeira, in the district of Faro, records the highest median rent among the most sought-after municipalities, with 1,822 euros per month, followed by Amadora, with 1,148 euros, and Ponta Delgada, with 1,075 euros. In the purchase market, Sobral de Monte Agraço, in the district of Lisbon, presents the highest median price, with 404,362 euros.
At the opposite end, Barrancos, in the district of Beja, has the lowest median purchase price, with 55,000 euros. Penacova, in Coimbra, with 82,508 euros, Miranda do Douro, in Bragança, with 82,312 euros, and Melgaço, in Viana do Castelo, with 86,006 euros, also appear below 100,000 euros.
The study also identifies three municipalities that rank among the most sought-after simultaneously in both rental and purchase markets: Vila Viçosa, in the district of Évora, Marinha Grande, in Leiria, and Moita, in Setúbal. In Marinha Grande, the median rent is 700 euros per month and the median purchase price amounts to 270,565 euros, while in Moita the values are 1,021 euros and 273,894 euros, respectively.
