2.56% rent increase in 2027 could take even more properties off the market

SAPO Notícias4 September 2026 at 08:01

The value of rents in Portugal will increase by 2.56% in 2027, according to data cited by the experts consulted by DV. This update reflects the cumulative inflation rate, which serves as the basis for the annual rent calculation in the country.

Experts Pedro Lino and Vera Gouveia Barros acknowledge that the new value is in line with inflation trends. However, they warn that this increase may worsen the difficulties already faced by tenants in accessing housing.

According to the experts, the 2.56% increase tends to intensify the financial pressures on tenants, many of whom already face high rental costs. This situation may contribute to a worsening of the housing sector situation.

Pedro Lino and Vera Gouveia Barros also warn that the rent increase may result in more properties leaving the rental market. This dynamic could reduce the supply available for those seeking housing, creating a cycle of increased difficulties for tenants.

Ricardo Gomes: "The sector and activity are better than they were a year ago, but we continue to move slowly"

AICCOPN president Ricardo Gomes acknowledges that the construction sector and activity are better than a year ago, but warns that they continue to progress slowly. After years of supply shortage, price escalation, and difficulties meeting demand, the government implemented measures to accelerate housing construction, including the reduction of VAT from 23% to 6%. The question that arises is whether these measures will be sufficient to address the housing deficit in Portugal.
