New luxury condominium on land of Brazil's most expensive mansion, in Leblon, has already sold seven of ten houses for up to R$ 42 million

The mansion announced for R$ 220 million and considered the most expensive in Brazil began being demolished in Jardim Pernambuco, a neighborhood in Leblon, in Rio de Janeiro. The old house, which spent six years in negotiations between its owners and Mozak developer, will give way to a new high-standard real estate project. The land, which no longer appears in the neighborhood landscape, was located in one of the most valued areas of the city.

In place of the old mansion, the gated community Estância Pernambuco will be built, with only ten high-standard houses. Even before demolition progressed significantly, seven units had already been sold, representing 70% of the total project. According to the real estate agency responsible for the sales, the properties were negotiated at an average price of R$ 35 million, with values ranging between R$ 24 million and R$ 42 million, the latter referring to the most expensive unit. Currently, only three houses remain available for sale.

The lots in the new condominium will have dimensions between 900 m² and 1,800 m², a size considered rare in Jardim Pernambuco, where lots typically have about 500 m². Additionally, much of the region is made up of sloping areas, while the new project will predominantly feature flat land, another differential valued in the real estate market of Rio de Janeiro's south zone.
