oglobo2 September 2026 at 13:49

The Brazilian luxury real estate market is experiencing a moment of expansion and has attracted more and more investors seeking long-term patrimonial assets. In 2025, the segment moved R$ 52.2 billion in Brazilian state capitals, a 35% increase compared to the previous year, accounting for 29.4% of all value traded in the residential market. The data comes from a study by Brain Inteligência Estratégica, released exclusively by Forbes Brasil.

The study also points to Florianópolis among the cities with the highest price per square meter appreciation in the premium segment. The state capital of Santa Catarina has been expanding its presence on the radar of investors, including international investors seeking long-term assets in the Brazilian market.

Real estate professionals in Florianópolis observe a growing demand for high-end properties. This demand is aimed at both national and foreign buyers, especially for apartments for sale in valued regions of the state capital of Santa Catarina.

Few people know, but you can deduct the cost of certain works from the rent: the law provides for this alternative

Portuguese law allows tenants to deduct the cost of certain works from their rent, but only in specific situations provided for under Article 22-D of the legal framework for works on leased properties. The mechanism applies when the landlord fails to comply with an order from the competent authorities, when there are urgent repairs with the landlord in default, or when the urgency is such that it cannot wait. The tenant may deduct the amount of documented expenses from subsequent rents, may receive directly from the landlord within a minimum period of 60 days, or combine both modalities. However, the procedure requires prior written communications, submission of estimates and proof of expenses, and compliance with legal formalities — otherwise, the unpaid amounts may be considered late rent, turning the deduction into a debt.

Housing credit is expensive

The article addresses the housing crisis in Portugal, arguing that the main obstacle to buying a house is not the cost of credit, but rather the high price of properties, which has grown well above family incomes. The text suggests that the discussion about access to housing should not focus solely on interest rates or the ease of obtaining financing, but rather on the growing disparity between market prices and the financial capacity of Portuguese people.
