Housing credit is expensive

Expresso2 September 2026 at 16:40

The main obstacle to buying a house is not the cost of financing. It is, above all, the price of properties, which continues to move away from family incomes.

The idea that the interest rate is the main barrier to access to housing is wrong. The real problem lies in the disparity between house prices and the financial capacity of families.

Property prices continue to rise consistently, making it increasingly difficult for Portuguese people to acquire their own home, regardless of the credit conditions available.

This reality particularly affects young people and families with lower incomes, who are faced with an increasingly inaccessible real estate market.

Few people know, but you can deduct the cost of certain works from the rent: the law provides for this alternative

Portuguese law allows tenants to deduct the cost of certain works from their rent, but only in specific situations provided for under Article 22-D of the legal framework for works on leased properties. The mechanism applies when the landlord fails to comply with an order from the competent authorities, when there are urgent repairs with the landlord in default, or when the urgency is such that it cannot wait. The tenant may deduct the amount of documented expenses from subsequent rents, may receive directly from the landlord within a minimum period of 60 days, or combine both modalities. However, the procedure requires prior written communications, submission of estimates and proof of expenses, and compliance with legal formalities — otherwise, the unpaid amounts may be considered late rent, turning the deduction into a debt.

Real estate consortium drives sector growth in the country

The real estate consortium registered significant growth, gaining 870 thousand participants in one year and taking second position in the country's consortium system, behind only light vehicles, surpassing motorcycles. ABAC's research shows that the consortium system reached the highest number of participants in history, with almost two out of every three new participants entering real estate groups. The consortium works differently from traditional financing, where participants contribute to a common fund and receive credit through raffle or bid, without receiving the property immediately. The real estate letter can be used for land purchase, construction, renovation, or paying off financing of the same category.
