BlockUrb projects R$ 16 billion in the Paraguayan real estate market

BlockUrb projects that the Paraguayan real estate market will move approximately R$ 16 billion in 2026, equivalent to US$ 3 billion, according to a sector survey. The country is going through an economic expansion cycle, with 6% GDP growth in 2025, dollarized economy, controlled inflation and investment grade recognized by the Moody's agency.

Much of this movement is attributed to the incentives that Paraguay offers to foreign capital, such as low tax burden, free repatriation of funds and simplified rules for foreigners to purchase real estate. This scenario has attracted mainly Brazilian businessmen, who represent the largest share of investors.

In the first quarter of 2026, Paraguay registered 9,125 residence applications from Brazilians, corresponding to 64% of all foreign requests. This migratory flow contributes directly to the appreciation of the local real estate market.

A new factor that enters the appreciation equation is the Bioceanic Route, a 2,396-kilometer corridor that will connect the Atlantic to the Pacific, with inauguration scheduled for October 2026. The project should shorten the route by up to 17 days, further expanding investor interest in the country.
