Finding a room for university is getting increasingly difficult: Lisbon is not the only city where prices are rising

RFM31 August 2026 at 15:00

The race for rooms for university students has already begun in Portugal, coinciding with the period of placements in Higher Education. Thousands of students face difficulties in finding affordable housing in the university cities of the country.

Lisbon has the highest prices, with rooms hovering around 550 euros. The Portuguese capital has been the most sought-after destination, which has driven a significant rise in rental prices for students.

However, Lisbon is not the only city registering increases. Also in neighboring municipalities such as Almada and Oeiras, where several higher education institutions are concentrated, room prices are rising significantly.

This situation reflects the growing demand for student housing across the country, with students and their families facing increasing financial difficulties to secure housing near universities.

House rents can increase up to 2.56% in 2027

Landlords in Portugal may increase rents by up to 2.56% from January 2027, according to the rapid estimate of the Consumer Price Index (CPI) released by the National Statistics Institute (INE). This value represents a slight increase compared to the 2.24% allowed for 2026, reflecting an August inflation of 3.3%. The INE explains that the acceleration of the CPI is mainly due to the increase in fuel prices, with energy products registering a variation of 12.2% and unprocessed food products of 3.4%. The underlying inflation indicator was set at 2.7% in August.
