Rents for urban buildings covered by the annual update regime based on the coefficient defined by the National Statistics Institute (INE) may increase by 2.56% in 2027. This value represents an acceleration compared to the increases observed previously.
The update coefficient is calculated by INE based on economic indicators, and defines the maximum limit by which landlords can update rents each year. This mechanism aims to protect tenants from excessive increases while allowing a gradual update of rents.
The proposed increase of 2.56% comes in a context of evolution of economic indices and reflects the current conditions of the rental market in Portugal. This value is still subject to official confirmation by the competent entities.
If this coefficient is confirmed, landlords will be able to update rents on their properties up to the limit of 2.56% in the next year, applying this update to contracts covered by the supported rent regime or other specific regimes provided for in Portuguese legislation.
