House payment rises in September for main terms in variable rate mortgages

SAPO31 August 2026 at 13:30

The house payment will rise in September for loans with variable rates indexed to Euribor at three, six and 12 months that are reviewed in that month. The information is based on simulations carried out by Deco Proteste.

Euribor rates have been rising, which directly influences the value of mortgage payments with variable rates. When contracts are reviewed, the new payment value is calculated based on the most recent rate.

The three, six and 12-month terms are the most commonly used in home loans in Portugal. Each of these terms is reviewed in its corresponding period, meaning different borrowers feel the changes at different times.

Deco Proteste, a consumer protection association, made these simulations available to help borrowers anticipate the impact on their family budgets. Homeowners with variable rate mortgages should therefore prepare for an increase in their monthly payment from September.

Some Portuguese already know: this is the method to save €2,890 on buying a car and €1,539 on purchasing a motorcycle

According to the OLX Group's FY26 Impact Report, buying a used car in Portugal allows consumers to save, on average, €2,890 compared to a new vehicle, while for motorcycles the difference reaches €1,539. The report analyzed over 5.9 million transactions of used products between April 2025 and March 2026 in seven countries, including Portugal, estimating that each reused vehicle avoids the emission of 1,262 kilograms of CO₂ equivalent and the consumption of 119,000 liters of water, 697 kilograms of materials, and 23,316 megajoules of energy associated with manufacturing a new car. In total, these operations would have avoided the consumption of approximately 155 billion liters of water, 861,000 tons of materials, and a reduction of approximately 1.78 million tons of CO₂ equivalent. Pedro Soares, Head of Sales at Standvirtual, highlighted that the results reflect the growing importance of the used market, associating economic accessibility with extending the useful life of vehicles and components.
