The Lisbon Property Owners Association (ALP) inaugurated its first residence exclusively for higher education students in Lisbon. Named CAMPUS ALP – Calado 30, the project marks the association's debut in the student housing segment, at a time when the shortage of supply has reached critical proportions in the country's major university cities.
Located in Arroios, in the city center, the new residence results from the full rehabilitation of a building. The space features 14 individual rooms aimed at national and international students, complemented by shared kitchens, dining areas and common spaces. On the ground floor, there is also an outdoor courtyard transformed into a leisure area.
This project represents ALP's first real estate investment outside the traditional housing rental market. The decision also came as a response to the legislative and regulatory instability that, from ALP's perspective, continues to affect the long-term rental market. The association highlights that the student housing model offers more predictable and defined occupancy cycles, aligned with the academic calendar.
According to Luís Menezes Leitão, president of ALP, the project allows the association to be close to young people at a decisive stage of their lives, providing them with a high-quality product during their education. The official also noted that ALP studied this market at the European and national level before directly proceeding with the recovery of assets to create a high-quality response in a segment with particularly evident shortages.
