Built to Suit expands options in the corporate market

Built to Suit (BTS) has become an increasingly sought-after alternative for companies that want personalized corporate properties without investing directly in construction or space adaptation. Law No. 12,744/2012 introduced specific treatment for this modality in the Lease Law, through Article 54-A, regulating the practice in Brazil.

According to the Exame publication, the BTS model is widely used by companies that need specific installations for their operations, such as industries, logistics centers, and large offices. The modality allows the tenant to concentrate their investments in the company's main activity, while the owner or investor assumes the development of the enterprise according to previously defined needs.

One of the main characteristics of Built to Suit is the contractual structure. Long-term contracts offer greater predictability for both parties involved, allowing for more stable financial planning and the guarantee that the property will meet the specific demands of the business throughout the entire term of the agreement.
