The Algarve luxury real estate market has been transforming, moving from being a purely seasonal and second-home destination to establishing itself as one of the most dynamic residential markets in the country. According to the Realty Premium Market study, conducted by NOVA SBE, in 2025 the Algarve positioned itself as the second most dynamic luxury residential market in Portugal, concentrating 25% of the national supply in this segment, corresponding to approximately 6,000 properties. The region also stands out for having the highest density of luxury villas, differentiating itself from Lisbon and Porto, where apartments predominate.
The Algarve offering is primarily based on 4-bedroom villas or larger, with gardens, swimming pools and frequently situated within resorts or condominiums, meeting the demands of buyers seeking space, privacy and a differentiated residential experience. This value proposition is reinforced by proximity to the sea, the quality of infrastructure, the availability of golf courses and the presence of resorts with international recognition. In the last quarter of 2025, luxury properties already exceeded 6,800 euros per square meter, a growth of approximately 8.5% compared to the same period the previous year, with Quinta do Lago reaching 10,825 euros per square meter.
The buyer profile has diversified, with citizens from northern Europe remaining a significant presence, while North American and Middle Eastern buyers have gained substantial weight. Within the region itself, different areas cater to distinct demand profiles: the Sotavento, with Almancil and Quarteira, presents a more consolidated market; in the Barlavento, Lagos stands as the main reference, with growing demand also emerging for areas such as Aljezur and Castro Marim, where nature and lower urban density attract new investors.
In a year when Portuguese luxury real estate reached a record volume of 41.2 billion euros in transactions and sold approximately 170,000 properties, the Algarve consolidated its position as one of the most dynamic geographies in the country. The combination of scale, qualified supply, maturity and global projection positions the region among the main European luxury destinations.
