Bento Aires, director of the Real Estate Futures Center at Porto Business School, predicts that house prices in Portugal will rise between 5 to 10% in the next two years, rejecting the possibility of stagnation in the real estate market.

Porto Business School created a new applied research center for the real estate sector, called the Real Estate Futures Center, which was launched in July. This center aims to contribute to solving the housing problem in Portugal.

The Real Estate Futures Center presented the first edition of a barometer that brings together the vision of sector experts and identifies the main bottlenecks to housing production in the country. The article analyzes the main conclusions of this barometer with the center's director, Bento Aires.

The article includes a podcast with the complete interview with Bento Aires, where the data and analyses of the barometer on the Portuguese real estate sector are further explored.

Brazilians, Americans and Arabs competing for 100 million euro palace

A luxury property in the Greater Lisbon region, comprising a Farm Estate with a Small Palace from the early 20th century, is for sale for 100 million euros and attracts interest from investors in the United States, Middle East, Brazil and the United Kingdom. Marketed by Quintela e Penalva, the Knight Frank associate in Portugal, the property covers an area of 600 hectares and includes a main residence of high architectural value, extensive land and structures with potential for appreciation. The team responsible highlights that buyers are mostly ultra-high-net-worth individuals, business families and family offices, and that the property's value is determined by factors such as location, privacy, architectural and historical relevance, and market scarcity. Despite concrete interest, the negotiation has not yet been concluded, being "highly confidential" processes with longer decision cycles.

The Government will distribute 201.7 million between promoters and investment funds to make the construction of 2,425 homes viable on Casa 47 land

The Spanish Government will make up to 201.7 million euros available in direct subsidies for real estate promoters and investment funds, with the aim of making the construction of approximately 2,425 affordable homes on public land managed by the Casa 47 program viable. The amount, which still requires approval by the Council of Ministers, aims to mobilize private capital for the construction, maintenance and operation of affordable rental developments, allowing the public sector to leverage resources to face the housing crisis without directly assuming construction.

Facundo, living in a tent in the middle of the mountain: "Settling in the countryside, under these conditions, is not an idealized rural life situation: it's a process, with mistakes, adjustments, and tough decisions..."

YouTuber Facundo took the decision to leave the comfort of what he knew to temporarily settle in a tent on the mountain, on the same land where he intends to build his house. In his own words, this experience does not represent an idealized rural life, but rather a process full of mistakes, adjustments, and difficult decisions. Approximately a month ago, he started this project that promises to be challenging, but transformative.
