Mortgage payments will rise in September for variable rate housing credit contracts indexed to the three, six and 12-month Euribor that are reviewed during this month. The conclusion results from simulations carried out by DECO PROteste/Contas e Direitos, based on a reference loan of 150,000 euros, contracted for a period of 30 years and with a spread of 1%.
For contracts indexed to the 12-month Euribor, the payment rises to 712.15 euros, an increase of 70.48 euros compared to September 2025. For loans associated with the six-month Euribor, the new monthly payment rises to 691.53 euros, an increase of 47.42 euros. For contracts indexed to the three-month Euribor, the payment rises to 674.66 euros, representing an additional 23.82 euros per month.
The August Euribor averages help explain this rise. The three-month rate was set at 2.513%, the six-month rate at 2.713% and the 12-month rate at 2.954%. According to data from the Bank of Portugal, the six-month Euribor is the most used, representing 39.9% of loans for primary residence with variable rates.
The review of payments is based on the monthly average of the Euribor from the month prior to the contract signing. Therefore, a loan signed in September and indexed to the 12-month Euribor is reviewed annually based on the August average. In Monday's session, the Euribor rose again across all three terms, which could influence future reviews.
