The European Union proposed new rules to address the housing crisis, which involve limiting short-term rentals and empty homes. The stated objective is to lower house prices and rents, which have been rising significantly in several Member States.
The new rules give local authorities more leeway to intervene in the real estate market. Municipalities will now have more tools to regulate the supply of short-term rentals and to deal with homes that remain empty, contributing to an increase in the supply of available housing.
However, the analysis suggests that these measures "will not solve the problem" of housing. This is a first step at the European level, but on its own it will not be sufficient to solve the housing crisis affecting many countries in the Union.
