Brussels proposed that local accommodation in the European Union can only be subject to restrictions if it is proven that it worsens housing pressure in a given area. This proposal comes within the scope of a review of European rules that regulate this activity.
According to the proposal, an area could only be considered "under housing pressure" if the ratio between housing prices and household income was equal to or greater than eight and had increased over the last 10 years. This criterion aims to establish objective parameters to justify any limitations.
The European Commission is working on a new regulation that aims to balance local accommodation activity with the need to guarantee affordable housing for residents. The proposal is still subject to negotiations between European institutions before being approved.
