Castellón is the province that contributes the most to the 'Idealista público' created by the Government

Castellón is the province that contributes the most to the so-called "Idealista público", a platform created by the Government to offer affordable rentals. There is a general feeling that administrations act slowly regarding the housing problem.

Despite this, in recent months different initiatives have been presented to alleviate this situation. By the end of July, the state entity Casa 47 presented the first call for affordable rentals, distributed in different points of the country.

Since that day, it has been possible to access the offer through what came to be called "Idealista público", in reference to the known real estate portal. This platform represents an effort by the government to centralize and facilitate access to affordable housing for citizens.

The real estate market is becoming increasingly selective

The Portuguese real estate investment market closed the second quarter with 462 million euros, bringing the first half total to 1.4 billion euros, 11% above the same period last year. International capital represented 76% of invested volume, with core and core plus strategies dominating activity. Hospitality was the most active segment (36% of investment), followed by the industrial and logistics sector, while offices recorded a residual volume. The article concludes that the market is becoming increasingly selective, with investors more disciplined in risk analysis and favouring assets with solid fundamentals, which increases polarization between prime and secondary assets. This selectivity is also visible in occupancy markets, with a shortage of quality product putting upward pressure on rents.
