House prices in Portugal rose 7.5% in August compared to the same month in 2025, according to the idealista price index, with a median cost of 3,207 euros per square meter. On a quarterly basis, prices remained stable with a variation of just 0.3%. The Lisbon Metropolitan Area recorded the most moderate increase, with a rise of 5%, while the Centro region of the country showed the highest annual appreciation at 14.1%.
Alentejo was the second region with the largest increase in house prices, with an annual rise of 14%, only surpassed by Centro which recorded 14.1%. The Alentejo region positions itself as the sixth most expensive region to buy a house, with a median price of 2,172 euros per square meter. In the regional ranking, Lisbon remains the most expensive with 4,457 euros/m2, followed by the Algarve with 4,202 euros/m2 and the Autonomous Region of Madeira with 3,796 euros/m2.
At the district capital level, Faro recorded the largest annual increase with 18.3%, followed by Guarda with 17.6% and Bragança with 17.5%. The smallest appreciations were recorded in Castelo Branco with 10.6%, Setúbal with 9.7% and Porto with 9.4%. Lisbon continues to be the most expensive city to buy a house, with a median price of 6,227 euros/m2, while Castelo Branco remains the cheapest with 1,075 euros/m2.
In the last 12 months, house prices for sale rose in all regions of the country, with the exception of Faial island which recorded a decline of 10.1%. The largest annual increase was recorded in Santarém with 22.9%, followed by Pico island with 20.8% and Terceira island with 19.6%. The Autonomous Region of the Azores recorded an appreciation of 12.4%, the Autonomous Region of Madeira of 9%, the Algarve of 8.7% and the Norte region of 7.4%.
