Pestana Hotel Group launches first stone of Pestana Porto Covo Beach Residences

Jornal Económico9 September 2026 at 10:48

The Pestana Hotel Group launched on the morning of September 8 the first stone of the Pestana Porto Covo Beach Residences, its most recent tourism real estate project on the Costa Alentejana. The ceremony was attended by Álvaro Beijinha, mayor of Sines, Dionísio Pestana, president of the hotel group, and José Roquette, chief development officer of the group. The investment value was not disclosed.

The development is located next to Praia Grande, in a tourism development area outside the Natural Park, occupying a plot of approximately eight hectares where the construction area will represent only 57% of the total. The project, designed by the architecture studio Gonçalo Salazar de Sousa, was approved by the Portuguese Environment Agency and reviewed by the Institute for Nature Conservation and Forests, standing out for its balanced integration with the landscape and a volume 40% below what is permitted by the Porto Covo Urban Plan.

Residents and guests will have access to a gym, restaurant, lounge areas, gardens, recreational spaces and a common indoor pool. José Roquette emphasized that Porto Covo combines natural heritage and authenticity, with strong potential for sustainable value appreciation, emphasizing the low construction density and large green areas.

Even at the beginning of construction, 70% of the units are already sold, mostly to national buyers. The group's CDO highlighted that many investors had previously invested in other Pestana Residences developments, demonstrating confidence in the brand. Roquette also highlighted the project's economic impact in combating seasonality and ensuring local employment stability. The project is located a few minutes from the center of Porto Covo and will benefit from the future fast connection to the A2, which will improve access to the region.

Schroders: ETFs gain greater prominence in investment portfolios

A Schroders annual survey reveals that actively managed ETFs are gaining greater relevance in investment portfolios, with 94% of respondents stating that these instruments have a role in their portfolios. The main reasons for choosing them are lower cost (70%), intraday liquidity (50%) and flexibility in trading (43%). Investors primarily use these ETFs for diversification (49%), tactical positioning (42%), risk management (33%) and transition management (29%). However, there are still barriers to adoption, such as limited track record (34%), lack of transparency (31%) and complexity associated with derivative-based implementations (30%). Schroders argues that future growth will depend on managers demonstrating clear investment processes and transparency in strategy implementation.
