Home mortgage payment makes biggest jump in three years in September

The war in Iran led the European Central Bank (ECB) to raise interest rates to contain inflation pressure, which worsened the indices of home loan contracts. In September, the monthly payment to the bank will register the biggest jump in three years.

Euribor rates accelerated again in August in light of the new escalation of tensions between the USA and Iran, when it was thought that negotiations could end with a lasting agreement. With oil prices rising again and putting pressure on prices in general, the ECB will again raise its key rates at the September 10 meeting. Isabel Schnabel, from the ECB's executive board, argued that the central bank should tighten its monetary policy further to avoid a new loss of control over prices.

In addition to the 25 basis point rise projected for September, markets are already pricing in a further increase of the same magnitude at the December 17 meeting. This means the ECB's deposit rate will reach 2.75% by the end of the year, the highest value since early 2025.

For families, it's bad news. They are already suffering from rising prices of goods and services they consume on a daily basis, and their budgets are also being affected through their home loans. According to ECO's simulations for a 150,000 euro mortgage over 30 years with a 1% spread, the house payment should increase by between 23 euros and 70 euros in September, depending on the index used.

Em setembro, a mensalidade paga ao banco vai registar mesmo o maior salto em três anos.

As taxas Euribor, que servem de base para o cálculo da prestação mensal da casa, voltaram a acelerar em agosto perante a nova escalada das tensões entre os EUA e o Irão – quando se pensava que as negociações poderiam terminar com um acordo duradouro. Não foi isso que aconteceu e mantém-se o impasse.

Com os preços do petróleo novamente em alta e a pressionar os preços em geral, o BCE vai voltar a aumentar as taxas diretoras já na reunião de 10 de setembro. E poderá não ser a última subida. Isabel Schnabel, da comissão executiva do BCE, veio defender na semana passada que o banco central devia apertar ainda mais a sua política monetária para evitar um novo descontrolo dos preços, como aconteceu a seguir à invasão da Ucrânia pela Rússia, em fevereiro de 2022.

Além da subida de 25 pontos base projetada para setembro, os mercados já estão a precificar um novo agravamento na mesma ordem de grandeza na reunião que terá lugar a 17 de dezembro. Isto significa que taxa de depósito do BCE chegará ao final do ano nos 2,75%, o valor mais alto desde o início de 2025.

Para as famílias são más notícias. Já estão a sofrer com a subida dos preços dos bens e serviços que consomem no dia-a-dia, como por exemplo os combustíveis, e os seus orçamentos também estão a ser afetados por via do crédito da casa, que continua a ficar mais caro mês após mês desde que os EUA e Israel iniciaram os ataques ao Irão em fevereiro.

Quanto é a prestação vai subir?

Em setembro, a prestação da casa deverá agravar-se entre 23 euros e 70 euros, correspondendo maior agravamento desde o final de 2023, há três anos, segundo as simulações realizadas pelo ECO.

Para os contratos cujas condições foram atualizadas no próximo mês, são estas as contas para um crédito de 150 mil euros a 30 anos e com um spread de 1%:

  • Euribor a três meses: a prestação a pagar nos próximos três meses subirá mais de 23,21 euros (3,57%) para mais de 674 euros;
  • Euribor a seis meses: a prestação que vai pagar nos próximos seis meses deverá superar os 691 euros, uma subida de 46,95 euros em relação à prestação que pagava desde março;
  • Euribor a 12 meses: a prestação que vai pagar nos próximos 12 meses ascenderá a 711 euros, mais 70 euros face à prestação que pagou no último ano.
