The search for compact properties has gained strength among investors in Vale do Itajaí, a region that combines economic dynamism and strong integration between cities such as Blumenau, Gaspar and Itajaí. The movement follows a national trend, since studio-type units or those up to 40 m² represent 41.1% of residential launches in Brazil, according to a sector survey.

Monisy Schnaider, partner and director of Strategy and Business at DS&M Empreendimentos, states that the compact property is no longer seen merely as an alternative of smaller size or acquisition value. According to her, there is a growing audience that prioritizes location, practicality, functionality and access to services, often more than large private areas.

The main audiences interested in this type of product include young professionals, couples without children, people who work in cities different from those where they live, students, temporary workers and investors. The executive highlights that these profiles have started to look more closely at this type of property.
