Starting in September, all judicial orders for seizure, attachment, and sequestration of properties in Brazil will be concentrated in a single digital platform. The Constri-Jud system was developed by the National Operator of the Electronic Property Registry System (ONR) and regulated by the National Justice Council (CNJ), connecting courts and notary offices nationwide to automate and accelerate the process of including restrictions on property deeds.
The main objective of the new system is to reduce the time between the judicial decision and the registration of the restriction on the property, expanding legal security for financiers, owners, and buyers. The platform is already operating in practice and seeks to expedite a service whose demand has been growing over the past five years.
Between 2020 and 2025, approximately 296,000 property seizures were processed by notary offices across the country. The annual volume rose from 44,900 to 51,200 during the period, representing a 14% growth, with the highest level recorded in 2024, when 52,200 seizures were reached. In just the first seven months of this year, 28,100 judicial orders have already been counted.
Until now, there was no integrated national channel for the electronic transmission of these orders between courts and notary offices, which caused delays and insecurity in the registration of restrictions. Constri-Jud resolves this gap by creating a single, digital pathway for the entire national territory.
