The real estate market in Rio de Janeiro is experiencing a new heating cycle, with approximately 25,000 new property launches in 12 months, driven by changes in the city's new Master Plan of 2024, which facilitated residential projects in the North Zone, Downtown, and Port Region, focusing on the Minha Casa, Minha Vida program. The increase in tourism also benefits hotel and short-term rental developments. The Rio Comprido area, with retrofits and foreign investments, has come onto the real estate radar. In 2024, units launched surged 42% to 21,200, according to consulting firm Brain Inteligência Estratégica, with launches totaling R$ 16.5 billion in general sales value, a 28% increase.
The Municipal Council of Castelo Branco is going to rehabilitate the former building of Pensão Residencial Arraiana, located on Avenida 1.º de Maio, to transform it into a student residence. The project aims to address the need for housing for students in the city, simultaneously contributing to the enhancement of the built heritage and to the revitalization of the urban area where the property is located.
The Instituto da Habitação e da Reabilitação Urbana (IHRU) has opened nine competitions to provide 77 housing units for affordable rent, distributed across 19 municipalities in the country, including Amadora, Aveiro, Beja, Évora, Lisbon, among others, with typologies ranging from T0 to T6. Applications are open until September 17 and must be submitted through the IHRU Arrenda Platform, after previously obtaining the Application Registration Certificate on the Housing Portal.
